Houston For sale by owner
How do you want to be a Realtor? Okay, no capacity for irony, no one in their right mind wants to be an agent. I am a Houston Heights real estate agents. I sold the Houston Inner Loop real estate for 15 years and has helped to sell or sell very few homes in Houston For Sale By Owner. Selling on your own is difficult. I hope the tips I have collected over the years will help.
There are several reasons to sell your house yourself. Some say the same thing a few who do not have any significance. I also made myself this way, with mixed results. I'm not an electrician, so I understand it also, perhaps there is a driver for you. Well, let me give you some tips. I will then follow up in a separate article about my experience with FSBO's. Note: I thought I would dash off 10 tips and be done with it. That did not work. There were too many thoughts, too many experiences. 10 tips since the 15, 20 There are more, but you have to stop somewhere.
This is 1 of 3 articles written to Houston For Sale By Owner-help (FSBO's)
Part 1: Tips for Houston FSBO's (For Sale By Owner) Part 2: My experience with FSBO's. Tales of Woe and Tales of Success, Part 3: Sales of vacant lots and Tear-Downs Yourself
- Pricing. Take your next word, which sells the stuff. Do not use other people asking price for the deployment of the price. Learn in-depth information on the recent sale. Around the same SF, beds, bath, level of updates, etc. Do not fudge this. You know, today's buyers, prices, you can not be too high.
- Determine if you are working with real estate agents. If your house has to sell, it's 90% chance that they will be provided through a local broker, so they ignore.
- Ask callers if they have previously qualified or have already been approved for loans. Do not waste time on the "fence sitters".
- For a good flyer. Potential buyers can scribble down your numbers, but they will not remember what it was when she was home. If you are working with brokers, you say it on the flyer. (This usually means that you pay a reduced fee.)
- Make it easy for buyers to reach you - phone and e-mail. Get "House for Sale" on the Internet. There are FSBO sites, discount brokers, etc. It must be online. A video (with Animoto). Upload it on YouTube.com, CraigsList.com, etc. These social networking sites are now in vogue. Google loves them and prioritize them. As far as the MLS Houston (HAR.com) is best, but you must agree to work real estate agents.
- Newspaper ads? It is better for a seller broker. You can view a large magazine, the Houston Chronicle will run for $ 20. They take me closer to $ 100. I have more effective ways to advertise. I must say that I love her photo open house ads. It cost me ~ $ 150, but the people clung to my open house that will be the advertisement. If it works, I can. Community newspapers such as The Green Sheet, the leader, and the Houston Press is all good for certain types and prices of properties. A West University Home For Sale, a garden Oaks Home For Sale, a Spring Branch Home For Sale ... these are different markets. You need different marketing arenas.
- Answer your phone! Buyers will not be back.
- Make it easy for Houston home buyers to reach you, not heavy. To see to make available. "I can only show 2-4 on Saturday" will not work. Do not want to sell it right? Not with "no-shows will be acidic. This is the essence of man, do not try to change it." Concentrate on other things you have control over.
- Not vague and questionable. Know what price you want and if you do owner financing. Know which expenses are closed. Do lender requirements, interest rates, deposit required. If you are you a broker, an expert. Find a lender that will help you. Contracted forms are available
- Thu collect phone numbers for later. Seller Disclosure & Privacy Policy Have Lead (pre-1978).
- Do FIB disclosure forms. There are some cases where this is not necessary, but generally you need them. (Estate Sales, foreclosures are 2 examples). In general, I think, Texas laws are written to benefit special interests. Texas Real Estate laws are rare exceptions. These laws are harsh and written to protect the unsuspecting buyer. Have these forms can not be avoided. Ignorance is no defense.
- Make the house sparkle! Turn off the TV when you view it. Out of the family. Buyers will feel when they come in, if your family is there. See my post on prepping your home for sale.
- Follow up with potential buyers. They say they will call you back ... they are not! They call them! Decide on a timeframe. If you do not sell in 30 or 60 days, it's time to bring in a professional, too?
- If your house is free, try to open days. This should be seen as an unobtrusive way for people in your house.
- Talk to brokers. This may seem selfish to serve (and still is, but it is helpful to you, too). We show house all the time, we know the market, we know the competition, we know if you have it too high or low prices. Talk to us. We will not bite.
- How is the ugly little homemade signs? Cheap houses for sale, Houston Heights Home For Sale by Owner. This sticky homemade signs at work (for some properties), because people think they have it with a naive seller. You know, the empty bit wavy characters written on with magic marker? This is a good trick (attention marketing tactics) to more potential buyers into believing that the seller has no idea that he does not know how to think about the market, and above all ... Maybe I can make a bargain. This would be a good method, based on a $ 500k house, but maybe under $ 200K. I know that many real estate investors who do. It works.
- Finally, there are people and companies set up specifically to help FSBO's. I do not know much about them and share, save it flyers, billboards, on the MLS, etc. are available if you can pay to you as well as a full-service brokers.
Well, that's my advice - my top 20 tips for-sale-by-owner. I did it quickly and do not cover everything, but hopefully it is good. It is not designed as a sales channel pitch, but of course I would love to help you sell your house if you are tired of marketing-it-yourself. I will also offer free advice. I used my own car to work (I told you I was a staunch do-it-yourself). I had a friend who was a mechanic. He could only offer advice free of charge. But he knew that if I get frustrated or botched something, I would take the car to him. I'll get the same offer "For sale by owners". Simple advice and opinions to help you. If you manage to sell it, I'm glad for you. If you do not sell it, perhaps you should consider my services to go.
My specialty is the sale of your home, Houston Heights, but I sell most of Houston near homes in the neighborhood.
